Amendments to the Land Titles Act[1] coming into force on October 20, 2024, will significantly increase the fees paid to register transfers of land and mortgages in Alberta.
The existing tariff requires registrants to pay a $50 base fee plus an additional $2 per $5,000 of value with respect to transfers of land or $1.50 per $5,000 of value with respect to mortgages[2]. The updated legislation increases the variable rate for both types of registration to $5 per $5,000 of value[3].
Increased registration fees are poised to contribute to the rising costs of home ownership alongside unsavory interest rates and high demand. According to data from the Canadian Real Estate Association, the average home in Alberta sold for nearly $495,000 in August 2024[4]. The below table demonstrates how the new fee structure will affect that purchase:

As registrations submitted before October 20, 2024, will be processed in accordance with the existing fee structure[5], purchasers and borrowers are encouraged to submit their documents to Land Titles no later than Friday, October 18, to avoid paying increased costs.
